Ridgeline
Ridgeline, a community of newly constructed single-family homes, was initiated in 2014 on land valued at $2,107,000. Upon completion, the total value of the development reached $17,150,000.
Seattle Redevelopment 1
The new construction of a for-sale townhome complex in Seattle, which started in 2016, commenced on land initially valued at $16,090,000. Upon completion, the value of the property escalated to $71,800,000.
Seattle Redevelopments 2
This for-sale development features 51 townhomes. With an initial purchase price of $5,600,000 and a completed value of $30,335,000.
Seattle Redevelopments 3
A Seattle for sale townhome community began in 2019 with a raw land value of $21,400,000 and a completed value of $54,160,000.
Seattle Redevelopment 4
These multifamily projects, completed in 2021, comprised 50 units. Beginning with a raw land purchase of $7,250,000, it achieved a final value of $33,000,000.
Meadowdale Townhomes
We acquired the raw land for $2,600,000, and our team successfully transformed it into a 27-unit project, culminating in a completed value of $17,680,000
New Construction Investments – Multifamily
Markwood East Apartments
Markwood East, a 156-unit garden-style apartment complex in Burlington, Washington, began construction in August 2022 after land was acquired in July 2022. The first units were delivered in October 2023, with full stabilization expected by Q2 2024. An expansion will add 58 units, totalling 214 units across 10 buildings, with amazing amenities, all scheduled for completion by Q4 2024.
Trailhead at the Preserve
Trailhead at the Preserve is a 109-unit ground-up construction project in Bremerton, Washington. The project consists of four garden-style apartment buildings adjacent to the Illahee Preserve. The project broke ground in October 2022, with the first delivery in Q1 2024 and stabilization projected by Q4 2024. The project has spectacular Olympic Mountain views, trail access to the preserve, and an outdoor BBQ area.
Walnut Trail Apartments
Walnut Trail is a 120-unit apartment project in Burlington, WA. Construction began in January 2024, the project is under construction with an expected delivery date of Q1 2025.
Four Pines Apartments
Four Pines, a 96-unit apartment in Washington's Burlington-Mount Vernon area, was completed and stabilized by Q2 2022, selling for $32.5 million at a 4.5% cap rate in May 2022. Sage Homes NW, as a General Partner, covered 20% equity, with a Limited Partner covering the rest, achieving an 85% IRR. Despite initial plans for a 5-year hold, the project was sold early due to favorable returns and market conditions.
Value-Add Investments - Multifamily
Monroe Portfolio
The Monroe portfolio consists of three multifamily assets with a combined 53 units. The properties were purchased in 2022 as long-term value add opportunities. The debt was structured around a 24-month renovation project that included exterior and interior improvements to all three properties.
Lakewood 1 Portfolio
The Lakewood portfolio consists of two 1960’s vintage multifamily assets totaling 81 units. The properties were purchased in 2022 as long-term value add opportunities. The debt was structured around a 24-month renovation project that included exterior and interior improvements to the properties to both assets.
Lakewood 2 Portfolio
The Lakewood portfolio consists of a 1960’s vintage apartment complex with 49 units. The property was purchased in 2022 as a long-term value add opportunity. The debt was structured around a 24-month renovation project that included exterior and interior improvements.
Richmond VA Portfolio
The Virginia portfolio consists of three 1970’s vintage multifamily assets with a combined 112 units. The properties were purchased in 2022 with anticipation as a 3-5 year hold.
