New Construction For Sale Attached and Detached – Single Family

Arrow Crest
Arrow Crest, a multifamily new townhome project started in 2020, began with a raw land purchase price of $1,250,000 and culminated in a completed value of $9,230,000.

Malloy Terrace
Malloy Terrace started with finished lots acquired for $3,080,000. After completing the project of 28 homes, we achieved a final value of $16,885,000.

Woodberry
An under-construction project of 29 single family homes This project is projected to reach completion early 2025.

Catalina
Catalina, initiated with a raw land purchase price of $970,000, was developed into a 22-unit single family community, the final value of this project was $15,800,000.

Westbrook Townhomes
Westbrook, a 60-unit townhome development, was acquired for a raw land value of $7,900,000 and culminated in a final value of $32,600,000.

Reserve at Valley Creek
The Reserve at Valley creek consists of 37 finished lots and closed out in 2024.
New Construction Investments – Multifamily

Markwood East Apartments
Markwood East, a 156-unit garden-style apartment complex in Burlington, Washington, began construction in August 2022 after land was acquired in July 2022. The first units were delivered in October 2023, with full stabilization expected by Q2 2024. An expansion will add 58 units, totalling 214 units across 10 buildings, with amazing amenities, all scheduled for completion by Q4 2024.

Trailhead at the Preserve
Trailhead at the Preserve is a 109-unit ground-up construction project in Bremerton, Washington. The project consists of four garden-style apartment buildings adjacent to the Illahee Preserve. The project broke ground in October 2022, with the first delivery in Q1 2024 and stabilization projected by Q4 2024. The project has spectacular Olympic Mountain views, trail access to the preserve, and an outdoor BBQ area.

Walnut Trail Apartments
Walnut Trail is a 120-unit apartment project in Burlington, WA. Construction began in January 2024, the project is under construction with an expected delivery date of Q1 2025.

Four Pines Apartments
Four Pines, a 96-unit apartment in Washington's Burlington-Mount Vernon area, was completed and stabilized by Q2 2022, selling for $32.5 million at a 4.5% cap rate in May 2022. Sage Homes NW, as a General Partner, covered 20% equity, with a Limited Partner covering the rest, achieving an 85% IRR. Despite initial plans for a 5-year hold, the project was sold early due to favorable returns and market conditions.
